Your build, to the cent.

You are building your own house and hiring the trades directly, with no general contractor. De Raiz keeps what that costs, what you have already paid, and what to handle next — on your phone, offline, with no account.

Four questions, at any moment

These are the questions that come up every week on your own build. The app exists to answer them without opening a spreadsheet.

01

What will it cost in total?

Budget, contingency and forecast side by side — with contracted work kept separate from what is still an estimate.

02

What have I paid each one?

Paid-to-date and outstanding, always derived from the payments you recorded. Never a figure typed by hand.

03

Which phase am I in?

The phases of the build with checklists of what usually gets forgotten, from the site log book to the energy certificate.

04

Where is that document?

Contracts, invoices and photos attached to the supplier, trade or material they belong to.

What it does

A personal tool for one build. Not a contractor platform, no multiple users, and no connection to your bank.

Quotes and awarding

Collect three quotes per trade, compare them on one screen, and award one. The contracted amount becomes the figure that counts.

Payment plans

Split a contract into tranches — 30/40/30 — that reconcile to the cent against the awarded total, with no rounding left over.

VAT the way you typed it

Enter net or gross, whichever the invoice shows, and it reads back the same way. The list of legal rates is there to choose from.

The plot, kept separate

Buying the land has its own total — price, transfer tax, stamp duty, deed, registry — outside the build budget, because they are different kinds of number.

Diary and documents

What happened on each day, with photos. And every contract or invoice kept where it makes sense to look for it later.

Export and keep

A complete backup in a single file, and CSV and PDF export for when someone needs to see the numbers.

The app provides no tax, legal or engineering advice. Phases and deadlines vary between municipalities: always confirm with your local council and the professionals involved. The figures on the screen above are from a fictional build.
